With more properties now being removed from the market due to a withdrawal rather than sale, a significant amount of pent-up demand is building in prime postcodes.

LonRes data shows that of those properties removed from the market since 2014 just 27% have been re-listed. This means there are a significant number of homeowners who, under different circumstances, would have moved home.

Since 2015 properties withdrawn from the market could have generated over £485 million in fee income for agents. Indeed, properties withdrawn in the first 8 months of 2018 alone could have generated a potential fee income of £65 million.

Of course eliminating all withdrawals, even in a strong market, is not a realistic proposition. However, if just 10% of the properties withdrawn since 2015 were to re-enter the sales market and find a buyer they could generate £49 million in fees for prime London agents.
